Pricing your home correctly is the most important thing you can do when selling your home.
Always get a second opinion and don't waste your money on an appraisal. Nothing is more frustrating than a home that is overpriced and won't sell.
Here's how it works. I scour the MLS (Multiple Listing Service) for homes in and around your neighborhood that have sold recently. By comparing the size, location, and condition of these homes compared to yours, I can come up with a fairly tight value range in which your home would be likely to sell.
While I can usually do this from the comfort of my own office, it is more accurate if you invite me in for a tour of your home. Having worked with hundreds of buyers, I can tell you what people generally like and don't like. Sometimes making small changes can be the difference between getting the price you want and watching helplessly as other homes sell around you.
